Foundation Cracks: When to Worry
Not every crack means a serious structural problem, but cracks become more important when they change, recur, or appear with other signs of movement.
When to get help: If movement appears active, cracks are widening, floors are changing, or doors and windows suddenly stop operating normally, an on-site evaluation can help determine what is actually happening.
Look at the pattern, not just the width
Location, direction, recurrence, and nearby symptoms all matter. A crack is most useful as evidence when viewed together with the rest of the structure.
Interior and exterior clues
Cracks in drywall, stucco, masonry, slabs, or around openings can have different explanations. Photographing them with dates can help you track whether the condition is active.
When to call
Seek an evaluation if cracks are growing, repeatedly reopening after cosmetic repair, appearing in several connected areas, or accompanied by uneven floors or sticking openings.
